About the Small Area Plan

Park City is developing a Small Area Plan for Bonanza Park and Snow Creek (Bonanza Park Small Area Plan) to address the planning needs and policy goals of residents, business owners, and stakeholders.

Expected to take 10 months to complete, this work will result in a long-range vision for the neighborhood that considers land use, transportation, mobility, placemaking, connectivity, and parks and open spaces. This effort will focus on a 200-acre Study Area bound by Park Avenue, Deer Valley Drive, Bonanza Drive, Prospector Square, and the Park City Cemetery toward Snow Creek Drive. Nonetheless, the Area Plan will consider the neighborhood’s connections and transitions to its nearby communities, as well as its positioning within Park City.

The plan will consider regional dynamics in Park City, including but not limited to changes in the economic market, housing, development trends, and citywide projects. A robust engagement process will ensure that a diverse range of voices are heard throughout the planning process, with many opportunities for feedback on ideas and materials produced by the project team.

Previous land use studies will be considered and referenced. These documents can be accessed in the “Resources” section of the menu. This list will likely grow throughout the project and will be updated on an as-needed basis.

Within the study area, a separate Feasibility Study for a city-owned 5-acre site is being conducted concurrently. That study will consider future uses and development opportunities for that particular site – please visit the Project information on this portal for more information.
